PORTFOLIO MODEL

– The Asprey Group will acquire large portfolios of properties at fair value.

– Properties can be purchased on a sale and leaseback or outright sale basis.

– Asprey will purchase properties post completion from developers.

– Asprey will purchase untenanted properties and renovate them to thermal or other codes.

A Social Renter will sign a lease or nominations agreement taking a percentage of the income for management.

Properties will be subsequently rented at Local Housing Allowance rates, with management undertaken by a Social Renter.

The Asprey Group will provide the expertise and funding for the development of properties for social / affordable rent.

The funding model is open to Social Renters on a develop and leaseback model.

Asprey benchmark against Local Housing Allowance rates, with management undertaken by a Registered Provider.

NEW BUILD MODEL

Asprey will design, develop and deliver Precision Built Homes on Brownfield and Greenfield sites, at no capital cost to the Freeholder.

Asprey can also in certain circumstances based on the Public Sector Comparator and grants from Homes England, provide a capital receipt of a Head Lease from the Freeholder.

Subject to a Social Renter signing a sub lease of a fixed term, Asprey will on the surrender of the Head Lease, hand over the constructed Precision Built Homes for a peppercorn.

During the period of the sub-lease, the Social Renter will maintain, manage and insure the units, for which it will retain a portion of the rent and all of the service or other charges.

Asprey’s new build model ranges from a practical minimum of a hundred units, to 1,000 units per annum in one geographical location.
